The Planning Process – Concept Plan

Your ideas will be developed into a set of Concept Plans. Generally consisting of a simple site plan, floor plan, elevations & some 3D perspective views.

Concept plans are a relatively quick & simple solution to visualize a project & settle on some critical ideas.

A Concept Plan is the basis of initial communications & will set a foundation for the project to move to the next stage.

Development Application Plan – DA

A Development Application Plan will contain sufficient information for planning approval through the local council. As well additional details regarding window/door schedules & BASIX requirements.

The main objective of a Development Plan is to gain development approval from council.

Other documents are required to accompany a Development Application & will be determined on a site-to-site basis.

Construction Plan – CC

A Construction Plan shall be produced after a DA has been approved. This plan is used to obtain a Construction Certificate & for your builder to erect the structure, in conjunction with other contractors plans & documents.

The level of detail included in a Construction Plan is project-dependent.

Complying Development – CDC

A Complying Development Plan can be considered a combination of a Development Application Plan and Construction Plan. This plan can be used for avenues of complying approval, which may be gained through council or a private certifying authority.

Generally a quicker approval process – however requires more decision making, planning & costs up-front & must comply with all relevant controls & regulations.

Cost

Initial Site Meeting, Measure & Consultation – Free

Plans are produced based on an up-front quote, after the initial site meeting.

Management of the approval process may be inclusive of the up-front quote, or may be charged at an hourly rate.

Additional works &/or changes to plans may be charged at an hourly rate.
